This is the perfect place for intimate upscale celebrations with the Occoquan River as a backdrop. We focus on the intimate moments in order to create an authentic and personal experience.

Swan Point's capacity is 50 guests due to the nature of the venue.

Swan Point is an outdoor venue. We do have indoor restrooms and a dressing room. Otherwise the party is always outside.

Absolutely!  Love is love.

This is a private home and access to the first floor is not permitted. Prior to the celebration the party can access the dressing room (no more than 4 people). Guests can enter after the ceremony to use the restroom only. This is strictly an outdoor venue. If unusual circumstances arise, see the onsite coordinator. 

We allow the photographer to take photos of the couple on the dock. No guests are permitted to access the stairs or the dock. Guests who attempt to access either the stairs or dock will be immediately removed. This is for your safety.

We offer a dressing room where you can change into your dress and take care of those last minute touches.

We welcome children at the ceremony and for family photos immediately following—it’s a special moment, and we love seeing families together.

For the reception, we’ve found that the space works best for older children (typically 12+) who are able to remain seated and supervised. Because of the waterfront setting and layout, we do have some safety considerations, so activities like running, climbing, or throwing rocks aren’t permitted.
