This is the perfect place for intimate upscale celebrations with the Occoquan River as a backdrop. We focus on the intimate moments in order to create an authentic and personal experience.
Swan Point's capacity is 50 guests due to the nature of the venue.

This is a private home and access to the first floor is not permitted. Prior to the celebration the party can access the dressing room (no more than 4 people). Guests can enter after the ceremony to use the restroom only. This is strictly an outdoor venue. If unusual circumstances arise, see the onsite coordinator.
We allow the photographer to take photos of the couple on the dock. No guests are permitted to access the stairs or the dock. Guests who attempt to access either the stairs or dock will be immediately removed. This is for your safety.
We offer a dressing room where you can change into your dress and take care of those last minute touches.
Terms and Conditions
- Alcohol must be served by a licensed bartender/caterer
- All outside caterers must be approved
- Venue must approve all decorations
- General liability insurance may be required
- No rice, birdseed, confetti, glitter, sparklers, etc.
- LED candles only; No open flame
- Music must end by 10pm Friday and Saturday nights
- Onsite parking can accommodate 10 to 12 cars. We recommend using those spaces for the bridal party and those who are mobility challenged. Additional parking is available for free at a nearby park and ride where you can shuttle your guests within minutes to and from the event.
